  2. HOW MUCH you pay
    As the buyer, you are the price giver. You have absolute control over the maximum price you will pay to purchase and improve a given property unless you are under some sort of distress
  3. WHEN you sell
    As the seller at a specific time, you are the price taker. Unless you find an uninformed or distress buyer, of which there are few, the market and how well you are represented determine your net proceeds
